Greyed out file and cannot import it to the program I need it for.

I have just purchased a MacBook Pro, Specifically for a small stage lighting show. There is a site (fixtures.dmxis.com) where I (the user) can down load the specific light fixture and then import it into the lighting program.

This has been successful on a previous MacBook Air.

The current problem is when I download a fixture to the new MacBook Pro, I see the file, then the fixture inside the file, and that is what's greyed out and cannot be imported.

I have tried

changing the end to .doc etc...
permission read / write
downloading the fixture from other sites

and so on.

there must be a simple explanation / click of something.

Please help.

It appears that this may be a permissions issue.

If you completely trust that program, you can grant it "Full Disk Access" in System Settings->Privacy & Security, and see it that lets it open the file.

There is always the possibility that the lighting fixtures site has changed the internal format of the fixture file and you need a newer version of the application that can open that downloaded fixture file. If a newer version is required and compatible with the version of macOS you have installed (e.g. Sequoia on a new MBP).
